Purchasing

When purchasing a property we can advise you of your rights and obligations and also prepare any special conditions necessary to protect your interest.

A Real Estate Agent will provide you with a Section 32 Statement which we will review so you are completely comfortable in what you are signing and to ensure your interest is protected at all times.

DO NOT SIGN ANYTHING until you have spoken to us first! If you have signed anything, contact us now!

We understand that this is something we do every day, however you don’t; therefore there is no such thing as a silly question so along the way if you have any question at all please ask!

Once you have signed the Contract of Sale we will send out easy to follow documentation which will clarify and explain the process right through to settlement.

If you are entitled to any government fee discounts we will make sure the appropriate applications are prepared and ready for settlement to optimise maximum savings for you!

We will ensure you are receiving a clear title on settlement free from any existing mortgages and also pay out any outstanding rates or encumbrances.

Our office will liaise with yourself, your banker, the Agent and the Vendors representative to confirm everything is in order and it is a seamless transaction through to settlement.

We will keep you informed at every step of the way.

Selling

When selling your property you are required by law to provide a Section 32 Statement to any perspective purchasers.

Therefore, call our office now so we can get details on your property and send this through to the Agent on the same day!

If you have not yet selected a Real Estate Agent we can also recommend some whom we have had positive feedback from through our personal experiences and from previous clients.

Once you have sold your property we will communicate with your mortgagee to make sure the loan is paid out at settlement and all outstanding debts relating to the title are cleared.

As we appreciate this is not a transaction you deal with on a daily basis, there is no silly question and you can contact our office at any time throughout the transaction for any clarification needed.

We will ensure all the money is disbursed at settlement as per your instructions into your nominated account.

Transferring or Refinancing

There are many reasons why you may need to transfer the ownership of your title; Including a new partner, separation, refinancing or liability issues.

We will advise if there is any Stamp Duty savings available, ensuring you are not spending unnecessary funds; and make the process stress free for you.
